Project Overview

McGoff Construction appointed Panacea Building Systems to deliver the structural steel frame solution, external wall build-up and full internal partitions and ceilings for the major Downtown Victoria North development—anambitious Build-to-Rent (BTR) scheme comprising 237 apartments and townhouses across four blocks.

At the heart of our delivery is Panacea Building Systems LGSF offsite solution—a modern, precision-engineered approach that enables faster build times, reduced onsite disruption and consistently high-quality results. By manufacturing core components within our controlled factory environment, we bring together an integrated package of light gauge steel frames, hot-rolled steelwork, metal decking, reinforced insitu concrete floors/roofs, steel staircases and bespoke external wall solutions.

This approach not only ensures accuracy and efficiency but also provides clients with a smarter, more predictable construction process, reducing risk while supporting architectural ambition and long-term performance. The mixed-height development includes two multi-storey apartment towers and two townhouse blocks, forming a key part of Manchester’s evolving city-centre regeneration.

Scope of Works

Panacea Building Systems extensive multi-package involvement includes:

  • Metframe structural solution for Block 1 – a 10-storey tower, one of the tallest LGSF-built structures in the UK

  • SFS infill installation to Blocks 2, 3 and 4 (traditional concrete frame structures)

  • External wall construction to all four blocks, including insulation, fire barriers and brick-tie channels

  • Specialist drylining and suspended ceiling to all apartments and townhouses

  • Spray plastering application to achieve superior finish quality and rapid installation

  • Offsite fabrication of 14,400m² of LGSF panels at Panacea Building Systems specialist manufacturing facility in Altrincham, Greater Manchester.

  • The project is scheduled for full completion in 2026.
