Project Overview

McGoff Construction Limited appointed Panacea Building Systems to deliver the structural and internal fit-out works for a flagship residential development on Warwick Road South.

The scheme comprises three high-quality apartment blocks providing 80 much-needed affordable homes, reinforcing Southway Housing Trust’s commitment to delivering sustainable, community-focused housing solutions.

At the heart of this development is Panacea’s advanced LGSF offsite construction solution — engineered to accelerate programme delivery, enhance quality control, and provide cost certainty from design through to completion.

Scope of Works

Panacea Building Systems delivered a fully integrated structural and internal package, reducing interface risk and ensuring seamless programme coordination.

Stuctural Delivery

  • Three apartment blocks were constructed using Panacea’s bespoke LGSF (Light Gauge Steel Frame) offsite system which was fabricated at their offsite facility in Altrincham, Greater Manchester

  • Block A: 5 storeys with reinforced concrete floor and roof slabs

  • Blocks B & C: 4 storeys each with reinforced concrete floor and roof slabs

  • Self-erect tower crane solution strategically relocated between blocks

Internal Fit-Out

  • Complete drylining installation

  • Suspended ceiling systems

  • Full plastering package to high-performance finish
